Andrew P. Carlson
Principal
Director of Healthy Building Management


Mr. Carlson has more than 20 years experience in business and project management, industrial hygiene and environmental consulting, indoor air quality (IAQ), asbestos, safety and health compliance/programs and real estate development.

His proven track record in management and satisfaction of large and small clients in a variety of industries include petrochemical, manufacturing, property management, financial institutions, pharmaceutical companies and public sector entities.

With a background in business management, Mr. Carlson utilizes his experience and approach to coach property owners on occupational health and safety (OHS) issues from a businessperson’s point of view and understands his client’s needs.


Drew is a principal and Healthy Building Consultant with HBIA specializing in Healthy Building Management and Operations. Mr. Carlson provides expertise in the wide range of field projects and case studies undertaken by HBIA. Drew is also an accredited instructor for Texas Mold Licensing Courses.

Drew maintains a strategic affiliation with Clayton Group Services, one of the largest environmental companies in the country, where he served in a regional management position in the Northeast Ohio Office until early 2004.

He has performed numerous indoor air quality assessments, involving contaminants ranging from mold, carbon monoxide, VOC’s and formaldehyde to sewer gases, and mechanical /building deficiencies. Several IAQ projects involved high profile situations including media exposure, litigation, and difficult tenant / union situations. His skill sets include situational insight beyond the technical side, and diplomatic and straightforward communication skills, that revolve around understanding client fiscal, operational, and liability aspects.

Among Mr. Carlson’s many successful accomplishments, he has managed numerous Legionella investigations and evaluations that included emergency management and response, intense media exposure and union relations. His efforts resulted in effective remediation of systems, improved water quality management practices and positive public relations. He has conducted several seminars on the subject of water quality management and Legionella bacteria.

Selected professional projects managed by Mr. Carlson include:

• Major automotive manufacturer—Legionnaire's’ Disease response involving 4 cases with 2 fatalities. Oversaw all aspects including investigation and remediation.

• Major multi-tenant property manager—Mold and Sewage situation involving 1200 tenant 50 building complex.Public situation involving City, health departments, legal entities, and ongoing media focus.

• School District (Ohio)—Managed intense, legal IAQ situation involving hostile parents / residents, media and local entities. Resulted in exoneration of school board in court due to his involvement / testimony.

In addition, he has been involved in and performed numerous industrial hygiene exposure assessments and safety projects involving a wide variety of industries, and involving various types of contaminants and programs. He has also been involved in environmental issues in the past, including underground storage tanks and phase I / phase II /phase III projects. Highlighted project experience includes:

• Mr. Carlson managed OHS exposure issues for a large petrochemical firm during major expansion phase over a period of 1˝ years. The job involved union/ management relations and required a combination of careful industrial hygiene practices and arbitration / communication skills. The project also involved dangerous environments including high concentration chemical exposures, extensive heights, heat stress and unusual personal protective equipment considerations. The efforts resulted in improved relations between union and management providing a timely completion on the $300 million project.

• In 1999, Drew assisted a Fortune 500 client in obtaining a Voluntary Protection Program (VPP) Star Status, an Occupational Health and Safety Administration (OSHA) program. This program is designed for VPP Star Status participants to establish and maintain excellent safety and health programs in their workplaces that are recognized by OSHA as models for their industries.

Drew has also held primary positions and responsibilities in Health Hazard Assessments, and Asbestos Management. He has been a member of the American Industrial Hygiene Association (AIHA) and held Asbestos Inspector, Project Manager, and Air Sampling Professional licenses through the Illinois Department of Public Health from 1986 to 1998.

With his extensive experience and common sense approach to addressing environmental concerns, Mr. Carlson is a valued HBIA Executive, instructor and coaching consultant specializing in Sick Building Syndrome issues and Healthy Building Management Plans for commercial clients and national accounts.
